The Benefits of Accreditation

For RLAAS to be successful it must provide enough incentives to attract landlords in sufficient numbers to make it viable and to deliver its aims. These incentives fall into three categories – financial, local and market advantage.

Financial

Many of the RLAAS’s considerable financial incentives have been created through the negotiating power of simply being associated with a large national landlords’ association.

Local

Landlord benefits provided by local authorities, can also be a highly effective way of contributing to housing strategies.

The RLA accreditation scheme is unique in that it is industry developed and operated. It fully acknowledges that for a scheme to be successful it must work closely with local authorities and contribute to their strategies. RLAAS spends time and effort listening to the needs of partner authorities and adapting the scheme to their requirements. This will also provide local benefits to landlords

Some such benefits assist in the business of letting, such as:

  • car parking permits for restricted residential areas
  • the use of recycling sites, between lets, for landlords to dispose of household waste.

These show a level of local authority commitment to the private rented sector that is valued by landlords.

Local authority placements and tenancy support assist certain landlords in letting and managing dwellings,  particularly in low demand areas, they can also be part of local housing strategies in providing suitable accommodation where it is needed.

These benefits include:

  • help with vetting tenants
  • support for tenants that require it – including a bond guarantee scheme and various forms of tenancy sustainability
  • an enforcement policy – as local authorities consider accredited landlords to be low risk and suitable suppliers of housing for, say, the homeless, support scheme placements or choice-based lettings as an alternative to public housing
  • raising professionalism in the PRS to enable a rise in standards through training and development courses,  better guidance and information, web site resources, links and documents.

Not all Local Authorities will be able to provide such local benefits, but RLAAS will argue for them.

Market Advantage

This is the biggest landlord benefit as it reduces void times.

Good judgement must be exercised in setting the physical standards of a scheme. Too low - and it will be meaningless. Too high - and it will not sufficiently penetrate the market. The standards required by RLAAS are set at a level which is both achievable and beneficial.

It requires consumer awareness, confidence in the management of accredited landlords by prospective tenants and credibility of the scheme.

RLAAS will work with partner authorities to ensure both prospective tenants and landlords are well aware of the benefits.
